The Advantage Waste Manager will primarily focus on delivering value-added waste services and support to US Property Team members and Greystar Clients. This includes but is not exclusive to solid waste & recycling, compaction equipment, trash sorting, bulk services, spend optimization, waste data collection, and coordination of services for a large portfolio of residential investment properties across the US. The position will report to the Director of Advantage Waste but will collaborate closely with members of the Energy & Sustainability Team and US Property Management team and executive stakeholders to ensure effective participation in and adherence to quality programs. The person in this role will strive toward innovation, assist in lowering the cost of delivery, and work with suppliers to integrate services into operations that dramatically enhance the customer experience. Most of the activities supervised by this position are outsourced to preferred vendors. This position serves four constituencies: community residents, property owners, operations team members, and the community. The position requires creativity and an entrepreneurial mindset to create optimal programs that balance the constituents needs.<p></p><p><b>JOB DESCRIPTION </b></p><h2></h2><h2>KEY RESPONSIBILITIES:</h2><ul><li><span>Supports annual waste management and diversion training to team members supporting third-party assets. </span></li><li><span>Proactively leverages the right resources for outreach regarding client calls, RPM sales training, and education. </span></li><li><span>Oversees and directs multiple projects simultaneously, remaining in constant communication with all stakeholders during the onboarding process while serving as the go-to source of answers concerning waste management practices and diversion strategies. </span></li><li><span>Oversees collection of waste-related data, including landfill and diversion amounts, and coordinates delivery to clients. </span></li><li><span>Maintains a working knowledge of waste billing practices utilized by third-party vendors within the multi-family industry. </span></li><li><span>Collaborates with preferred vendors to create and update reports measuring new business gained and onboarded, including analyzing and reviewing data to maximize results. </span></li><li><span>Oversees the process for ordering and implementing waste management & diversion services. </span></li><li><span>Interacts with Clients and Operations teams to educate, sell, and deliver Waste Management & Diversion Services as provided by the third-party vendor. </span></li><li><span>Identifies, evaluates, and recommends enhancements to existing and new processes and procedures as needed.</span>   </li><li><span>Stays up to date on trends and innovations related to emerging waste industry issues and related sustainability implications.</span></li></ul><h2></h2><h2></h2><h2>BASIC KNOWLEDGE & QUALIFICATIONS:</h2><ul><li>3+ years of Waste Management experience in real estate and residential housing industry preferred. </li><li>True Certification preferred.</li><li>Proven ability to collaborate, build relationships, and influence individuals across all organizational levels. </li><li>Demonstrated in-person and remote presentation skills, including use of PowerPoint and Web-based meeting programs such as Teams and/or Zoom. </li><li>Demonstrated ability to read, write, and communicate effectively to prepare and explain data to clients and team members. </li><li>Demonstrated record of success in directing efforts to provide services related to sustainability and non-financial reporting on environmental, social, and governance issues. </li><li>Demonstrated project management skills, including developing and overseeing the successful execution of project plans, budgets, and deliverables. </li><li>Demonstrated experience providing training, developing thought leadership, and sharing leading best practices on waste reduction, recycling, and sustainability programs or equivalent experience with similar models.    </li><li>Demonstrated proficiency in word processing, spreadsheet, and database management programs to complete required reports. </li><li>Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to analyze and understand data related to waste performance.</li><li>Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary to accomplish some or all of the daily responsibilities of this position.</li></ul><p></p><p>#LI-RS1</p><p></p><p></p><p></p><p></p><p>The salary range for this position is $80,000 - $90,000</p><p></p><p><b>Additional Compensation</b>:</p><p></p><p><span>Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.</span></p><ul><li><p><i>Corporate Positions</i><span><span><span><span><span><span><span><span><span><span>: In addition</span></span></span></span></span></span></span></span></span></span> to the base salary, this role may be eligible to <span><span><span><span><span><span><span><span><span><span>participate in a</span></span></span> quarterly or </span></span></span></span></span></span></span>annual bonus program based on individual and company performance.</p></li><li><p><i>Onsite Property Positions</i><span><span><span><span><span><span><span><span><span><span>: In addition</span></span></span></span></span></span></span></span></span></span> to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.</p></li></ul><p></p><p><b>Robust Benefits Offered*:</b></p><ul><li><p>Competitive Medical, Dental, Vision, and Disability & Life insurance benefits.
